Home Remodeling in Royersford, PA

Kitchens, bathrooms, basements, floors and decks for the borough's twins and rowhomes and for the newer houses in Limerick and Upper Providence that share a Royersford address, from a family-owned crew based in Eagleville.

Royersford is a small borough, well under a square mile, on the north bank of the Schuylkill with Spring City across the river. About 4,900 people live there. It was carved out of Limerick Township in 1879, and that history still matters, because a Royersford mailing address doesn't always mean the borough. From our shop in Eagleville it's about a fifteen-minute drive out Ridge Pike or Route 422. Pisasale & Sons is a family-owned, licensed and insured remodeling contractor (PA HIC #186102), and the people who give you the estimate are the people who do the work.

Two kinds of Royersford house

Inside the borough, the housing grew up with the factories. The borough's 2017 comprehensive plan lists stoves, glass, hardware, brick, hosiery, iron and bedsprings among the products made here in the 1800s, and says the street pattern was largely set by the early 1900s. Its housing tables put row homes and townhouses at about 35 percent of the borough's units and twins or duplexes at another 8 percent, with small apartment buildings making up much of the rest. An inventory in the same plan counted 87 significant historic buildings, mostly in the older blocks between Washington and Chestnut Streets. Most of the borough's newer housing is the apartments and townhouses built along First Avenue.

Outside the borough line, the picture changes. Limerick Township, which borders the borough and shares its ZIP code, had 6,691 residents in 1990 and 20,458 in 2020, so most of its houses are far newer than anything on Main Street. Part of Upper Providence Township shares the ZIP too. A Royersford remodel can mean very different jobs:

  • Borough twins and rowhomes: a shared wall, a narrow kitchen at the back, one full bath upstairs, plaster walls and older wiring and drain lines behind them
  • Older single homes in the borough: original trim and stairs often worth keeping, floors that are rarely level, and basements that need moisture control before they're finished
  • Newer houses in Limerick and Upper Providence: builder-grade kitchens and baths reaching 20 or 30 years old, unfinished basements, and first-generation wood decks
  • Townhouses on both sides of the line: kitchen, bath and flooring updates inside a fixed footprint, often with HOA rules for anything on the outside

  • Kitchen remodeling: making a twin's galley kitchen work harder, or replacing a builder-grade kitchen with new cabinets, counters and layout
  • Bathroom remodeling: tub surrounds and walk-in showers for the one bath an older house depends on, and full redos of 1990s primary baths
  • Basement finishing: family rooms, offices and guest rooms in newer subdivision basements, and dry, usable space in older ones
  • Flooring and tile: luxury vinyl plank and tile run through a whole floor, with subfloor leveling where an older house needs it (see our vinyl plank write-up)
  • Decks and porches: replacing tired wood decks behind newer homes, and front porch railings and steps on borough houses
  • Home additions: more room on the larger township lots, where zoning and stormwater rules allow
  • Handyman services: fixture swaps, doors, trim, drywall repair and painting

Royersford Borough, Limerick and Upper Providence each run their own permit office, and the address on your mail won't tell you which one you're in. We check the municipality before we write the estimate, and the estimate lists the permits that office will want. Request yours below.

Permits from Royersford Borough Code Enforcement

For homes inside the borough, permits go through Code Enforcement at Borough Hall, 300 Main Street. Walk-in hours are Monday, Wednesday and Friday mornings, with Tuesday and Thursday by appointment, and building inspection and code and zoning enforcement are handled for the borough by an outside firm, LTL Consultants. Applications can be mailed, emailed or left in the drop box in the Borough Hall vestibule.

A few details from the borough's current forms shape how we plan a job here:

  • One combined application covers building, zoning, electrical, plumbing, mechanical and driveway work, with a $75 non-refundable application fee for residential projects that's credited toward the permit.
  • Residential building permits need two copies of the building plans, a plot plan showing every structure and its distance to the property lines, and proof of workers' compensation insurance for each contractor.
  • Decks and patios, fences, sheds and other accessory structures need a zoning permit, and some need a building permit too.
  • A dumpster or storage pod needs its own permit, $50 for seven days, and it has to be placed on wood.

The borough also keeps an annual contractor registration that requires a certificate of insurance. And the application notes that Pennsylvania's adoption of the 2021 International Codes took effect January 1, 2026, so applications submitted after July 1, 2026 are reviewed under the newer codes. We register, prepare the drawings, file the application and meet the inspector. The current forms and fee schedule are on the borough's code enforcement page.

Royersford address, Limerick or Upper Providence permit

The 19468 ZIP code is much bigger than the borough. Census Bureau data shows most of its land is in Limerick Township, with another large piece in Upper Providence Township and only a small share inside Royersford itself. If your house is in Limerick, permits go through the township's Code Services department at 646 West Ridge Pike. Limerick's permit information page says every deck and patio needs a permit, as do alterations and renovations including basements, and plumbing, electrical and HVAC work, while same-size window and door replacements, replacement siding, and fences under six feet don't. Upper Providence runs its own code enforcement office as well. We confirm which of the three covers your property and file there.

Royersford remodeling questions

My address says Royersford. Who issues my permit?

It depends on which side of the borough line the house is on. Royersford Borough handles permits at 300 Main Street, but most of the 19468 ZIP is in Limerick Township, and part of it is in Upper Providence Township, each with its own office. We confirm your municipality before the estimate and file with the right one.

Do I need a permit for a new deck in Royersford?

In the borough, decks and patios need a zoning permit, and many also need a building permit with plans and a plot plan. In Limerick Township, every deck and patio needs a permit. We draw the plans, apply, and schedule the inspections either way.

Where does the dumpster go on a borough street?

Royersford requires a permit for a dumpster or storage pod, $50 for each seven days, and it must be set on wood. On tight borough blocks we plan the container size and placement before the job starts.
